A practical starting point is to set aside a maintenance reserve each month. The right amount depends on home age, location, systems, climate, and whether major items like the roof, HVAC, or windows are nearing replacement.
The goal is not to predict every repair perfectly. It is to make the unpredictable less disruptive.
